Rupert leads the Building Consultancy team in London. He and the team advise clients across all aspects of building surveying and project management, in all commercial property sectors. Rupert is committed to improving the built environment, with a proven track record of forming long-term relationships with his clients to achieve this.

Rupert enjoys music, reading, spending time outdoors with his family and playing sports.

Costas Koureas

Executive Director - Head of Tech (London)

Costas heads up the MAPP tech team, including all aspects of the MAPP infrastructure, applications management and support. He has a track record of delivering large transformation projects on time and in budget.

When he’s not coming up with tech solutions, Costas loves spending time with his wife and young family, occasionally hacking his way around a golf course or watching live sport.

Jonathan Gill

Jonathan’s passion is organisational effectiveness and culture building. In his Chief of Staff role he supports Louise Bonham, MAPP’s CEO, in ensuring that the different parts of our business are working together to successfully meet our corporate objectives.

Outside of MAPP, Jonathan is happiest when there’s family harmony (not always easy with three teenagers), paddleboarding on the water or climbing a mountain. If you ever want to wind him up, let him know that you will “reach out” to him.

Charles Maybanks

Associate Director - Surveying, Office Buildings (London)

Charles currently manages five buildings for MAPP, situated in the City, Canary Wharf and Old Street. He has 15 years of experience, managing large Central London office buildings on behalf of a number of clients including M&G, British Land and USS.

Having grown up in Dubai, Charles is now settled with his family in London and enjoys all that it has to offer, including the museums, theatres and restaurants. His daughter, however, would rather go to the beach.

David Clein

Executive Chairman (London)

David is the Executive Chairman at MAPP. He primarily manages client relationships, provides legal oversight and handles insurance matters. Additionally, he serves as a Trustee on the MAPP Foundation, MAPP Limited Board and the MAPP Employee Owned Trust. He has spent the last two decades overseeing the operational and corporate functions of MAPP.

David now spends most of his spare time ferrying his two kids around various sporting events. He is a cyclist of sorts and can often be found completing charity rides with friends and occasionally preparing for them in the Surrey Hills.

Jason Collett

Technical Services Director (London)

Jason and his team make sure that MAPP and our supply partners deliver a first-class M & E and VT management service for all our clients’ properties. His previous engineering experience affords him an understanding of the design and operations of the built environment that allows him to look beyond pure hard services delivery.

As a keen cyclist and avid runner, Jason likes to keep active, although his wife and family still think this is a ruse to escape lawn-mowing duty.

Richard Foster

With almost 20 years’ experience providing professional and project-related core building surveying services to commercial landlords and occupiers, he has led numerous strategic commercial construction projects from inception to completion and dealt with complex dilapidations claims and other lease-related matters.

Outside of work, Richard is a keen golfer and sports fan. He enjoys DIY and spending time with his family.

Rowan Packer

Rowan heads our team of skilled sustainability consultants, guiding clients, surveyors and investors on their Net Zero Pathway. With over 20 years of experience in Sustainability (ESG) and energy management, he has worked with CLS Holdings, Landsec, CBRE (Pfizer) and Sainsbury’s. He has also been a Board Member of the Better Building Partnership (BBP) for nearly 8 years and has worked with UKGBC and Net Zero Carbon Building Standards (NZCBS) task groups to set out new sustainability industry standards across the Real Estate sector.

Outside of spending time with his wife and two daughters, Rowan enjoys coaching rugby, leveraging his extensive two-decade on-field experience.

Alex Herrmann

Senior Executive Director - Head of Building Consultancy (Birmingham)

Alex makes sure that MAPP’s assets are proactively managed during their lifecycle from acquisition through to disposal, and has experience in delivering projects in excess of £15m. He has also been involved in the purchase of several trophy assets across Europe, on behalf of our clients.

Alex enjoys spending time in Cornwall with his young family, cheering on England at Twickenham and working on his golf handicap.

Louise Bonham

As CEO, Louise is responsible for charting the company’s strategic direction and delivering its corporate objectives, whilst ensuring that MAPP continues to lead the sector and deliver an outstanding level of service to its clients. Louise leads the Executive team across MAPP’s core commercial Property Management offer and its growing Building Consultancy, Flex and Energy businesses. Louise is a Fellow of the Institute of Chartered Accountants and a Non-Executive Director of Miton UK MicroCap Trust plc.

Louise is kept busy at home by her four children and enjoys spending time with friends, singing, travelling, skiing, visiting the theatre and walking.

Kelly Astle-Williams

Regional Director, Portfolio (Birmingham)

Kelly oversees the Birmingham Portfolio team. She has been in property management for almost twenty years, having worked with investment funds, family portfolios and large retailers. Kelly has extensive experience in managing service charges and client KPI reporting in the UK and across EMEA. An advocate of Associate Membership of the RICS, she also mentors applicants and is part of the AssocRICS assessor team.

Kelly volunteers with The Scouts and as a Second Lieutenant within the Army Cadet Force. Having been an Army Cadet and an Army Reservist, she thinks it is important for young people to learn valuable skills.

Ray leads our Asset Management team, delivering value-added strategies and in-house expertise across all sectors. Specialising in high street, out of town and retail & leisure shopping centres, Ray’s team was instrumental in transitioning four large assets from the widely publicised INTU portfolio.

Ray splits his time between kids’ sports touchlines, destroying golf courses and lamenting over Welsh rugby. He helped set up the One Great Day Charity and is involved with Great Ormond Street Hospital through the Noonan Syndrome Association.

Rob Stokes

Rob develops and champions MAPP’s transformational data strategy, driving forward the digital infrastructure both in-house and for our clients, occupiers and suppliers. He brings a wealth of data management experience, having spent 26 years at Royal Mail.

A goalkeeping devotee, Rob’s playing days are long gone – and he now collects memorabilia. Married with two daughters at university, he’s often found on Hayling Island beach walking the family Cockapoo, Flo.

Toby Bedford

Toby is jointly responsible for our Portfolio service line. He oversees a diverse range of mandates and acts mainly for property funds, along with some private clients. He previously worked within a small European investment management business, developing a bespoke commercial property management venture that later transitioned into MAPP. Toby is a Chartered Surveyor with over 20 years’ experience.

A countryman at heart, Toby is happiest outdoors. If not walking his dogs or on a riverbank, he can often be found maintaining or constructing something.

Lee Husband

Director, Building Consultancy (Bristol)

Lead Director for MAPP’s Building Consultancy team in Bristol, Lee covers both the South West and South Wales regions. His focus is on nurturing regional growth, through building and maintaining strong client relationships.

Lee tries to train regularly in Brazilian Jiu-Jitsu but seems to spend more time injured than on the mats. Having just bought a camper van, he is looking forward to some long weekends away with his family.

Caroline Main

As MAPP’s Head of Retail, Caroline’s main focus is on shopping schemes. She is a RICS Fellowship assessor, a member of the Revo ACE Awards Committee, and a RICS Inspire Ambassador, encouraging young people into careers in surveying.

Caroline loves rock music gigs, travelling, and keeping fit with swimming and a static bike. She likes a challenge and is currently attempting to teach herself how to play the piano.

Outside of work, he spends most of his time entertaining his two young children (and his wife). He also listens to music, tries to improve his Italian, drinks wine and draws in one of his many unfinished sketchbooks… but not all at the same time.

Kate Martyn

As a Client Director, Kate coordinates the property management function for our long-standing client Frasers Property UK Ltd, delivering a standard of excellence across the business parks within their Southern portfolio. She also works closely with the management team at Stockley Park.

With two teenage daughters, spare time is a luxury, so when Kate has a minute, she enjoys gardening or going for long walks. An identical twin, she also likes to spend time with her sister strolling around her hometown of Oxford.

Martin Holland

Martin heads up MAPP’s Client and Central Accounting team, handling the financial reporting and service we provide to our clients. With over 30 years’ experience, Martin uses his skills and ideas to drive change and improvements, achieving market-leading performance statistics across the team.

When not watching live music or sport, Martin can be found writing children’s books or recording football-related podcasts. Any spare time is spent with his wife and four children, ideally somewhere hot and without Jasper, their lively Cocker Spaniel.

Sean heads up the MAPP People team, growing our number from 160 to over 650 over the past five years. With a wealth of HR experience across many different sectors and geographies, he plays a key role in our continued expansion. Alongside this role, Sean sits as a Director on the MAPP Trustee Ltd board, ensuring that MAPP is being run well and in line with the principles of Employee Ownership.

Sean is married with two children and a mad French Bulldog. He spends any free time helping out with several charities, building Lego with his son or writing business plans with his daughter. He is a big fan of cricket, rugby and coffee.

Andrew Young

After years managing the impressive 50 Bank Street for MAPP amongst many other well-known large commercial office buildings, Andrew moved to the Mobilisation and Consultancy team, bringing his strong understanding of the facilities management sector and operational demands for live working properties. Andrew has extensive knowledge in guiding properties through the various stages of a building’s life, including the mobilisation and occupier fit-outs.

Andrew loves watching and tries to participate in most ball sports, his first love being his local team, Southend United.

Rob leads a dedicated team of over 30 Property Managers, Building Managers and FMs who manage over 7.5 m sq ft of London offices. With over 30 years of experience managing large commercial assets in Central London, Rob collaborates with clients such as Strandbrook, Endurance Land, Beltane, London & Oxford, Schroders, Great Portland Estates, CLI Dartriver, JP Morgan Asset Management, DWS and many European, Hong Kong, Far Eastern and Middle Eastern investors.

Rob is a keen cricketer and occasional golfer. He is married and lives in Kent – where he is head groom to his kids’ ponies. He is also a long-suffering Toon fan enjoying the revival.

Damon Morris

Damon oversees operations for Louisa Ryland House as General Manager and works with the RE-DEFINED team on upcoming RE-DEFINED projects. Before joining MAPP, he worked as an Area Operations Manager within the Birmingham region for IWG. He then spent a decade in Retail Operations, rising through to UK Operations Manager at G-Star RAW.

Damon, an avid fan of his son’s football, helps to co-manage the local team on a weekend. He also enjoys spending time and long walks with his wife, son and their friendly pooch — a sproodle.

As MAPP’s Utilities Manager, Peter leads all utility contracts, procurement and services. With previous roles at Shell Energy Retail, Siemens Energy Division and IMserv Europe Ltd, he brings over 17 years’ experience within the sector. Peter manages MAPP’s relationships with our chosen energy consultants, smart meter providers and utility suppliers, making sure all utilities are operating smoothly to meet our clients’ needs.

Outside of work, he enjoys spending time with his family and friends by going out for dinner as much as possible. An avid golfer, he plays at least once a week.

Matthew supports the Head of Retail in overseeing the operations and service delivery of our Retail Team. He is also a Director on retail property management mandates, monitoring our performance and making sure that we exceed client expectations.

While Matthew enjoys most sports, he spends most of his time in a soft play area with his family! He enjoys fundraising for the British Heart Foundation and is determined to learn how to play his guitar.

Liz Fox

With over a decade as a Health, Safety and Environmental specialist, Liz is well placed to advise on the sustainability challenges a property may face, having experience ranging from legislative compliance to ESG improvements on-site. Liz’s skills include sustainability strategy and reporting, data management, carbon reduction, water management, waste management and environmental compliance.

You will most likely find her running around after her kids at the weekend, who understandably, are just as devoted to climate change as she is. Whether out litter picking, building bug hotels or scooting somewhere, they know it pays to live sustainably.

With 16 years of experience, Lorena is a key member of the Consultancy and Mobilisation team. From Day 1, she guides clients through all the stages to get a building ‘ready for occupation’. She has worked with clients including Almacantar, Beltane Global, Strandbrook, and Lendlease across projects ranging from highly serviced commercial buildings to large mixed-use schemes.

In her free time, she likes gardening and has successfully received an RHS Level 2 diploma in Horticulture. Having a true passion for biophilic design, she is constantly learning about its principles and how to apply them at work.

Currently living in idyllic Hertfordshire, Cathy spends much of her time with her lovely husband Simon and their two German Shepherds. She loves exercising as well as listening to music, attending concerts, and reading.

When he’s not working, Gibran can be found monitoring current trends in programming and technology, learning Mandarin and chasing arbitrary fitness goals in the gym.

Jonathan McConnell

As a Director of Building Consultancy, Jonathan has overall responsibility of the Building Consultancy team in Scotland. He and his team provide all types of building surveying services to a wide range of clients which include technical due diligence, dilapidations, Planned Preventative Maintenance (PPM), reinstatement cost assessments, pathology, contract administration and project management. With 18 years of experience within the property sector, he is also a Member of RICS.

Jonathan is a very keen cyclist and can usually be found on the saddle of some sort of bike whether road, gravel, cross-country, enduro or downhill. He also competes in the occasional amateur enduro mountain bike race in Scotland.

Nigel Mapp

Nigel works with clients to reimagine how their real estate assets are managed. He chairs the MAPP Board and is responsible for growth across the business with a particular focus on RE-DEFINED and Energy by MAPP. Nigel is a Trustee of several organisations including the MAPP Employee Owned Trust, L’Arche, The MAPP Charitable Foundation and Resurgo.

Nigel is an avid traveller. Recent and future escapades include skiing and avoiding polar bears in Svalbard and hitting the slopes of Niseko, Japan. He is happiest at home, where he tries to keep up with his wife Nix and their five children, dog and tortoise.

Tom Peasgood

Tom makes sure our services lead the market in advising clients on occupier services and amenities and how best to deliver them – for both lab premises and high-end business parks. He and the team set and monitor annual strategic goals across each portfolio.

Tom is a keen runner and loves to buy and sell guitars in his spare time (his real job, as he would say). He enjoys weekends with his family and two children, and drives the oldest and least cool Honda CRV on the road.

Oliver Meyers

Oliver’s focus is on developing relationships with building owners, to provide portfolio-wide flex solutions. He has an overview of the design & build process and is heavily involved in setting up the brand and leasing campaigns for new buildings. Alongside Gibran, he founded RE-DEFINED to bring a considered and robust Flex offer to the UK market.

He enjoys music, art, telling stories of how he almost made it as a pro-rugby player, and going skiing and travelling with his soon-to-be-wife!

Hayley Newman

Hayley joined MAPP from a background in the construction sector. With over eight years’ experience, she has broad knowledge of sustainability topics across the built environment, including sustainable buildings, ESG reporting, carbon and water reduction, social value and biodiversity. She currently leads services for Frasers Property UK and Pioneer Group.

Hayley’s dedication to sustainability doesn’t stop at work, sitting on the steering group of a Kent hedge-planting charity and volunteering with various community causes. She truly loves nature, from long dog walks to wildlife gardening and boot camps in the park.

Debbie Illingworth

Heading the Manchester office, Debbie also manages the Manchester and Birmingham Portfolio Management teams. She brings 25 years’ experience working across all asset classes in the UK, mainly large multi-let portfolios for major institutional and private property clients. Having spent 10 years working as a client-side Director, mainly in the retail sector, she has broad experience in the acquisition, asset and property management of shopping centres portflios. Debbie also provides development consultancy advice for new office and multi-let developments across the Manchester Region.

Debbie is married and is a keen globe-trotter. The arrival of her daughter in 2018 added a new passport to the family and Betsy now has her own travel map.

Mike is responsible for delivering a first-class facilities management service for all the properties we manage, including implementing key innovations and investments. He leads both our London and national facilities management teams, and oversees relationships with key consultants and service contractors.

Mike, being Welsh, is a keen rugby fan. When not watching matches, he spends his free time gardening, building fun games and toys for his son to play with, and taking him out on adventures.

He and his team drive our seamless service delivery and client-focused customer care. Mark lives on the Suffolk coast with his wife and two small boys, where he can mainly be found on the beach, building the perfect sandcastle.

Brian has over 25 years’ experience in FM, security and Data protection. He is responsible for supporting the business in navigating the tricky and important world of GDPR compliance. As well as this, he delivers excellent strategy work and guidance on Security and Facilities operations to our clients.

Raj Singh

Driving the MAPP brand forward in Scotland, Lynne is our Executive Director and Head of Scotland. She brings three decades of experience and is currently overseeing Hillington Park, 110 Queen Street, Wellgate Shopping Centre and Westhill Shopping Centre, among others.

Born in the north-east of Scotland and now living near Glasgow, Lynne tours folk music festivals worldwide. She enjoys long walks with her family and their two energetic Cairn Terriers.

James Lane

James leads the MAPP London Building Consultancy team. As a multi-specialism Building Surveyor with over 20 years’ professional experience, he brings a wealth of knowledge and situational know-how. His aim is to provide clients with insightful recommendations that are considered for both their commercial and professional merits.

Being married with two daughters keeps James busy. However, when time allows, his hobbies are DIY, his garden and listening to 90s music.

Charlotte Campbell

Executive Director - Head of Branding, Marketing and Communications (London)

Charlotte and her team look for opportunities to tell MAPP’s unique story to the world, while showcasing our people and services. Making sure the brand is memorable for all the right reasons, she enables her colleagues to faithfully represent MAPP while delivering the excellent service we are known for.

Being half-American (from Philadelphia) and half-Scottish (from Lochaber), she is equally at home pounding the city streets or up hills enjoying fresh air. Mostly though, she and her husband can be found exercising their young daughters in their local London park.

Marc Trumper

Director, Office Buildings (London)

Marc consistently nurtures close and lasting relationships with the clients he supports at MAPP. His role in the London Office Buildings Team involves providing pre-practical completion consultancy advice, mobilisation, and steady-state management. Marc works collaboratively across the business to ensure that our service delivery stays best in class, in all areas.

Outside work, Marc enjoys playing rugby for his local club… when he isn’t running around after his young son.

Laura McGuigan

Director – Retail (London)

As a Director, Laura is responsible for our Central London retail and mixed-use assets, for high-profile clients such as J.P. Morgan and The Office Group. She currently manages Spitalfields, which includes 25,000 sq ft of retail and F&B, 2 million sq ft of office space and London’s oldest stall market.

In her spare time, Laura can be found enjoying time with family and friends (and not forgetting her two labradors), playing golf or planning her next adventure abroad.

Corinne Marchand

Head of People Operations (London)

Corinne manages the day-to-day operations of our People team, making sure that MAPP continues to be a great place to work. After nearly a decade specialising in people development, she is passionate about partnering with people to see change, growth and progression. Having recently completed a coaching qualification, she dabbles in the wide landscape of the People team, from engagement to employee relations.

In her spare time, Corinne loves exploring new places and planning adventures with her two children. She is also finally sorting the garden and is surprised to be enjoying the process.

Linda Everingham

Associate Director - Utilities and Recharging (London)

Linda has been appointed to the MAPP Utility team as an Associate Director of Utilities and Recharging. Her background covers 14 years of utility/energy consultancy with a specific focus on Managing Agent portfolios and their natural fluidity. Linda has strong experience in relationship management and problem-solving. She has a good understanding of the multiple challenges that such complex portfolios can face and is passionate about delivering excellent client service.

In her free time, Linda enjoys reading and spending time with her family and friends, going out and about.

The MAPP Charitable Foundation makes grants to UK-based charities, individuals and organisations.

MAPP recognises that it sits in a privileged place. The creation of The MAPP Charitable Foundation marks a new era and a step change in our commitment to helping those most in need. Supported by MAPP’s Charity and Community Crew, the MAPP Charitable Foundation is a grant-making registered charity funded entirely by profits created by MAPP. It supports a wide range of charities and matches any charitable funds raised by the MAPP team.

Our foundation serves beneficiaries in the London, Bristol, Manchester, Birmingham, Newcastle and Glasgow areas, with a primary focus on supporting those that champion Children & Young People, Mental Health and the Environment.
