MAPP wins mandate with Barings to manage UK portfolio

MAPP has secured an expanded mandate with Barings to manage a portfolio of Grade A logistics assets and landmark offices in the UK. The wider instruction now covers 20 assets totalling over 4 million sq ft.

Under the appointment, MAPP will deliver a high-end, holistic suite of property management services focused on optimising asset and commercial performance, operational efficiency and occupier experience – a key factor in the instruction of MAPP as property managers. The integrated service will bring together specialist teams spanning property and facilities management, sustainability, occupier engagement, accounting, community-building initiatives, building consultancy and technology solutions.

The additional portfolio includes several large-scale, high-quality logistics assets and two standout office assets, 25 Moorgate and TIDE Bankside.

Located in the heart of the City, 25 Moorgate is a 72,000 sq ft reimagined headquarters building that has been redesigned to reflect the evolving demands of modern working. From its impressive dual entrances through to a rooftop Club space, the building combines stylish, considered design with flexible workspace to create a future-focused environment for occupiers.

TIDE is a 147,000 sq ft office building located in the heart of London’s vibrant Bankside district. Designed around the occupier journey, the building offers a wide range of amenities and smart features that support day-to-day wellbeing, productivity and engagement, delivering an enhanced workplace experience in one of the capital’s most dynamic locations.

Placemaking will play a central role across the office assets, with initiatives designed to foster strong occupier communities and elevate the everyday experience. These include seasonal activations and workshops, charity-led initiatives, such as ‘Let’s Can Hunger’, rooftop beehives with proceeds donated to local causes, and best-in-class end-of-trip facilities.

The appointment builds on a long-standing relationship between MAPP and Barings, with the two organisations having worked together for more than 18 years across a broader UK portfolio.

As Barings continues to expand its holdings, MAPP’s integrated service model and depth of sector expertise will support their UK commercial portfolio’s ongoing growth. The firm’s flexible approach to procurement, utilising a carefully selected network of specialist and local supply partners, enables assets to be fully market benchmarked and tailored to operational requirements, differentiating MAPP from larger operators with more rigid, in-house models.

“We are delighted to announce Barings has decided to significantly expand their relationship with MAPP. This appointment further strengthens our portfolio of leading UK commercial assets and reflects the strength of a relationship built on trust, performance and shared ambition. The decision reflects MAPP’s expertise in delivering bespoke property management instructions that meet client needs and enhance occupier experience, whilst driving operational efficiency in buildings across the UK.”
