MAPP was appointed to manage 26 assets across The Portman Estate, comprising 310,000 sq ft of high-end retail, office and residential property in central London. The estate faced varied compliance standards, outdated Planned Preventative Maintenance (PPM) strategies and inconsistencies in service charge structures and occupier engagement.
The MAPP approach
We implemented an early-stage occupier engagement programme, reviewed and realigned service charge budgets in accordance with RICS guidelines, delivered detailed ten-year PPM plans and developed tailored ESG action plan across the estate.
The impact
The estate now benefits from improved stakeholder satisfaction, strengthened statutory compliance, transparent service charge budgeting and clear ESG progression — supporting long-term asset performance and strategic value.
Over a year into management, with new budgets implemented alongside estate-wide PPM planning and sustainability initiatives now being actively delivered, MAPP is committed to supporting The Portman Estate in aligning with its wider business objectives.
