Create Real Estate appointed MAPP to explore refurbishment options for Coal House in Cardiff, an outdated office building that had not been upgraded since the 1980s. The objective was to enhance value and align the asset with modern sustainability standards.
The MAPP approach
MAPP conducted technical due diligence and developed a refurbishment strategy that retained the existing structure while upgrading building fabric and systems to meet high-performance and sustainability benchmarks.
The impact
The completed refurbishment achieved EPC A, BREEAM Very Good, SKA Gold and WiredScore Platinum certification – delivering a strong example of sustainable commercial office retrofit.
We are pleased to have been involved in this asset from acquisition through to refurbishment. Given the length of involvement it enabled us to form close relationships with the client team and demonstrate our passion for delivering such a fantastic scheme.
