Using smart technology to improve water efficiency across a commercial portfolio

London assets

Managing water resources is crucial due to increased water stress in England and the overall environmental impact. As a result of this, MAPP was looking to improve water management across a number of sites utilising real-time data to quickly identify inefficiencies and leaks, unlike traditional billing, which delays detection and accurate water management.

The MAPP approach

The MAPP site teams along with the Sustainability team identified a number of sites within London with high water intensities and installed smart water meters in order to be able to monitor real-time water usage, model typical consumption, and alert the teams to abnormal spikes. This allowed the MAPP sites teams to visualise water data in a way previously unavailable and improve water efficiency whilst reducing cost.

The impact

The enhanced monitoring alerted site team to out-of-hours water consumption as well as a period of higher-than-necessary volume. Due to these data-led insights, changes were able to be made on site, which contributed to savings of over 730,000 litres of water over 12 months across four sites.

This initiative was a real step in the right direction for the assets we manage. Water data is historically hard to monitor effectively and so the intervention of smart monitoring not only helps monitor our billing more effectively it has also allowed us to identify out of hours usage and cut down on costs whilst reducing the use of water onsite helping with the resilience of our clients buildings.
