Climate Ready planned preventative maintenance

On behalf of an institutional investor committed to achieving net zero carbon emissions by 2050, MAPP were tasked with identifying areas for carbon and energy reduction measures across their portfolio and at the asset level. The assessments were also required to be aligned to BREEAM In-use standards so that as well as helping reduce the carbon emissions of the assets, the audits would provide a secondary benefit of increasing the building scores via an externally validated metric.
The MAPP approach
MAPP was instructed to undertake an a Climate Ready Planned Preventative Maintenance (PPM) – incorporating expertise from numerous disciplines, including building surveying, MEP engineering and sustainability. The assessment included a building planned preventative maintenance plan; a building management system review; a decarbonisation audit; solar feasibility assessments and an EPC improvement plan. By undertaking these as one team and in a single exercise, we ensured a more holistic approach which considered MEP plant lifespan, fabric repairs, sustainability regulations and energy saving opportunities.
The impact
The report identified several energy and carbon reduction measures which could be aligned with required plant replacement works and a reception refurbishment project, thereby avoiding unnecessary construction and design costs. The assessment highlighted the need for additional sub-metering of tenanted spaces to help support further energy reductions. A 23% reduction in regulated CO2 emissions was predicted, if all the measures described within this assessment were to be implemented.
I’m really proud of what we delivered as a team with this assessment - bringing together the insights from building surveying, sustainability, building services engineering and property management. The best feedback we received from the client was that we had taken something which had to potential to be quite complicated and make it simple. They were clear on “what”, “why” and “how”.
